What parts do you use, and will a repair affect my factory warranty?

Factory-approved parts only. A pattern evaporator fan or generic thermistor runs a season, then returns on the fault list. Fan motors, defrost heaters, thermistors, door gaskets, drain heaters and ice maker modules are carried. If it is still inside the Sub-Zero factory warranty, call the manufacturer first: sealed-system coverage can depend on who performs the work.

We open the house up after it has been closed for a while. What should we check first?

Four things, and tell us what you find. The freezer floor, for a sheet of ice that means the defrost drain froze shut. The toe kick, for water that has reached the cabinet base. The wine cabinet, with a thermometer at rack height, not the display. The ice bin, which welds into one block whether or not the machine is healthy; empty it before you judge.
